We are also able to offer the following other services:
A BRUKL report is the official document showing whether a non-domestic building meets the energy efficiency requirements of Part L2A of the Building Regulations in England and Wales (conservation of fuel and power).
Compliance with Part L needs to be proven at Design Stage (i.e. before construction) and at As-built stage (after completion). It is produced using SBEM, to compare the building's performance to a notional building of the same size and shape that meets minimum standards.
We use Dynamic Simulation Modelling and work closely with you to ensure your design and project achieve compliance. Once the as-built BRUKL shows compliance, it’s used to produce the non-domestic EPC for the building.
These are the statutory air conditioning system inspections required under the Energy Performance of Buildings Regulations (EPBR) in the UK for certain buildings.
Their purpose is to:
A TM44 is required for air conditioning systems with a combined cooling output >12 kW.
Each certificate must be renewed every 5 years; the first inspection must be done within 5 years of installation.
Failure to have a valid TM44 certificate can result in a £300 fine.
Our accredited air conditioning assessors can perform this inspection and certification for you.
A Domestic Energy Performance Certificate rates a building's energy efficiency on a scale from A (most efficient) to G (least efficient) and contains current and potential ratings, estimated energy costs, as well as recommendations for improvement.
An EPC is required when:
EPCs are valid for 10 years unless a new one is obtained
You can reuse an EPC during that time as long as no major changes have been made that affect energy performance.
MEES (Minimum Energy Efficiency Standards) - since April 2020 you cannot let out a property with an EPC rating below E unless you have a valid exemption.
Domestic EPC+ Reports We can produce an EPC+ Report if you are looking to achieve a better EPC rating. This will require modelling of the existing building to identify which measures will increase the rating. We will then show how each measure improves the rating, as well as giving an overview of the cost of each measure.
Used to produce EPCs for new homes and major renovations from calculation methodology, not a physical inspection. This is also used for conversions that create new dwellings, as well as for some extensions that require Part L compliance.
This is where old buildings are retrofitted to make them perform like new ones with their energy efficiency. This helps to save energy, reduce carbon emissions, meet MEES requirements, and increase property value.
Common measures include:
This sets out the minimum requirements to reduce overheating in new homes, aimed at providing comfort as the climate gets warmer.
Applies to all new residential buildings in England, including houses, flats, care homes and student accommodation.
