EPCs are certificates that show the energy efficiency of a building on a scale from A (most efficient) to G (least efficient).
They are required for commercial properties (non-domestic buildings) when they are sold, let, or built.
They are carried out by a qualified assessor, valid for 10 years, and include recommendations for improving energy efficiency.
Temporary buildings, places of worship, some listed buildings, and buildings due to be demolished are exempt from having to have EPCs.
MEES sets a legal minimum EPC rating for properties that are rented out.
For non-domestic properties, since 1st April 2023, it is unlawful to continue to let a non-domestic property with an EPC rating below E, unless an exemption applies.
Certain exemptions can be applied:
If you are looking at achieving a better EPC rating than the current rating, we can produce an EPC+ Report.
Once we have done an EPC survey of the building, we produce a draft EPC and then proceed to perform modelling to identify which measures could be implemented to increase the rating.
We prepare a report where we show, for each measure, the new rating alongside a typical cost of implementation for each of measure.
Once you have implemented the new measures we can lodge the EPC on the government register (this usually requires a subsequent site visit).
